Fees and Charges

Sales

Our fees for sole agency are from £390 including VAT. Professional photography is included in our fee as standard. We also offer a ‘no sale, no fee’ policy.

EPCs

At Open House South Manchester, we outsource Energy Performance Certificates to a qualified, third-party Domestic Energy Assessor. The charges range from £70 to £85 (no VAT) depending on the style of the property. Each vendor or landlord is free to use whoever they choose but we offer our preferred professional if required.

Inventories

Here at Open House Manchester, we recommend that all landlords have a professional photographic inventory in place on all rental properties. This is a choice each landlord has the right to decide. Again, we use a third-party who charges from £70 (no VAT) for this service

Landlord Fees

As our management fee, we charge 10% including VAT per calendar month. Our tenant find only service is £199 inclusive of VAT. There are no further check-in or check-out fees, and no further fees to update tenancy agreements.

Tenant Fees

All tenants are responsible for their own referencing fees. We use a professional referencing company to perform full profile referencing on all tenants and guarantors at a one-off cost of £150 including VAT per person. There are no further fees incurred by tenants for the duration of their tenancies.
